ANSI Door Lock Grades Explained

The American National Standards Institute (ANSI) grading system was developed years ago to standardize a testing procedure to measure the durability and strength of a door lock. This grading system applies to both residential and commercial door locks. ROCK SPRING, Ga. (April 12, 2023) – As the Jimmy Simpson Foundation gears up for its second annual Clay Shoot coming up in June, the nonprofit has announced that Chattanooga Auto Square will be serving as the event’s Presenting Sponsor.

As the head sponsor, Chattanooga Auto Square, which is an Infinity; Land Rover; Jaguar and Porsche dealer located at 2915 Yerbey Drive in Chattanooga, TN, will have two teams participating in the Clay Shoot taking place June 1-2, 2023. They will have their logo prominently displayed during the event and will be making a donation to the Jimmy Simpson Foundation's Funds of the Future campaign.

The Foundations for the Future campaign is aimed at expanding the foundation’s Safehaven facility in Walker County, Ga., from 12 to 24 beds to accommodate the rising need for resources for traumatic brain injured and ventilator-dependent individuals in the Greater Chattanooga region. Once completed, the expanded facility will grow to approximately 31,000 square feet, with 28,000 of that space dedicated to direct services.

“When our team learned that Chattanooga Auto Square agreed to serve as our Presenting Sponsor, we were ecstatic. The Clay Shoot provides an exciting opportunity for individuals and businesses across the area to join us in helping individuals with traumatic brain injuries. Georgia-based developer owns key properties in Bay County

PANAMA CITY — He’s one of the most prolific property owners in Panama City, but only a handful of people have ever seen his face.

Over the past 15 years or so, Georgia-based developer George Kingston has been making headlines for buying and managing prominent land parcels in Panama City. Property appraiser records show he currently owns 76 properties in Bay County.

Most recently, he has made headlines over his plans try to convert the Cabana Motel in St. Andrews, long considered an eyesore and a current hot spot for transients, into a retail space. In 2005, the spotlight was on his purchase of the 11-acre train depot property from the Downtown Improvement Board, which subsequently burned down.

And through it all, one thing has remained constant — the intensely private developer has never commented.

When reached on a cell phone number recently, Kingston said that’s not changing.

“I’m not doing any interviews,” he said politely before saying goodbye and hanging up.

Dwight Hicks, Kingston's real estate agent, also declined to comment for this story.

Kingston’s name and more prominent properties, however, continue to pop up routinely at public meetings, no matter how private he remains.

His waterfront property along Beach Drive became part of the Panama City Marina redevelopment discussion as developer Bob Sonnenblick was briefly in conversations with him. The Downtown Improvement Board has talked about the importance of some of his buildings, like the Fiesta Room and La Royale Lounge he purchased earlier this year. The Waterfront Partnership in St. Andrews has talked about the Cabana, especially when he applied for grant money to tear it down then changed his mind.

He’s often accused of neglecting the properties, and in the past two years his properties have been involved in 16 Panama City code enforcement cases, according to city records.

“We’ve had quite a few properties owned by him we have or have had cases on. Hopefully, they will clean the one up,” Lance Livingston, manager of Panama City Code Enforcement, wrote in an email sent after Kingston bought the Cabana and obtained via a public records request.

The big question: What does Kingston want with the properties?

The short answer, according to several people who have worked with him, is to turn a profit.

Take the Beach Drive parcel. There was a moment when it seemed like Kingston might develop his waterfront in concert with the marina redevelopment, until he backed out.

“George has simply decided he wants to wait with his Beach Drive project until we are going,” marina developer Bob Sonnenblick said during a September interview with The News Herald. “He’s going to make millions on the land … that’s what he says, ‘Bob I want you to start first, and you are going to make my property worth more money.’”

Sonnenblick, who has met in person with Kingston twice, said when Kingston does develop, he most likely will hire someone.

Kingston owns other property throughout the Panhandle, particularly in Walton and Okaloosa counties. Tim Whaler, an urban planner who used to review his development in Walton County, said what Sonnenblick is describing is Kingston’s usual pattern.

“My understanding is he acquires land for whatever reason and holds onto it until he can sell them,” Whaler said.

Whaler said Kingston is a “minor player” in Walton development, but in Panama City that’s not the case.

“His properties in Panama City are a critical piece of the puzzle,” Whaler said.

Why Kingston is interested in Panama City and the Panhandle is a more challenging question to answer. However, public records show his father, the late four-star Army General Robert Kingston, and mother Josephine co-owned a condo in Panama City Beach with their daughter and son-in law in the 1970s, which might explain the appeal.

It is difficult to track, but Kingston has not sat on all of his properties in Panama City. Some, such as a building at the intersection of 15th Street and Martin Luther King Jr. Boulevard, have been sold.

And the ones he does own are not all vacant or poorly maintained. In downtown Panama City, for instance, he owns Hicks' building and several others with tenants.

Mayor Greg Brudnicki, who met with Kingston in July 2016 and January 2017 according to information found in the public records request, said in the long run, he thinks Kingston’s interest in the area will turn out for the best.

“He’s investing in Panama City,” Brudnicki said. “I don’t see how that could be a bad thing.”

FOLLOWING its successful $1.552-billion (US$10 million) additional public offering (APO) in June, Kingston Properties Limited (KPREIT) has completed its second multi-family unit acquisition in Atlanta, Georgia, with the Apex Development Group LLC. FOLLOWING its successful $1.552-billion (US$10 million) additional public offering (APO) in June, Kingston Properties Limited (KPREIT) has completed its second multi-family unit acquisition in Atlanta, Georgia, with the Apex Development Group LLC.

Its subsidiary, Kingston Properties Miami LLC, entered into a partnership agreement with Apex and formed Polaris at East Point Partners LLC (Polaris EP) which acquired a 118-unit multi-family property in East Point, Atlanta, on July 13. KPREIT has a majority 45 per cent stake in Polaris EP, which was acquired for US$12.7 million ($1.94 billion) through a mixture of debt and equity from the partners. The property is 100,200 square feet and represents KPREIT’s first acquisition in 2022.

It represents a value-added opportunity for KPREIT, with the property set to undergo phased improvement over the next two years to increase the tenant base in an environment with a 7.5 per cent average annual rent growth.

This brings the total units held jointly with Polaris to 273, as the partners target 1,000 units by 2024. KPREIT, Apex and Treevita Holdings LLC acquired a 155-unit multi-family property in July 2021 for US$15.5 million, with KPREIT holding a 38 per cent stake in Polaris at Camp Creek Partners LLC. It was financed by 75 per cent debt and 25 per cent equity from the partners. KPREIT’s stake was valued at US$2.24 million at the end of 2021, with the company experiencing US$413,265 in fair value gains and a dividend of US$7,000.

KPREIT is currently aiming to grow its balance sheet to US$100 million ($15.26 billion) by 2025, as well as having one million square feet under ownership in the future. In 2021 KPREIT had 479,000 sq ft owned. It sold a unit in the W, Fort Lauderdale, for US$497,250 and has only two condo units left in Florida coming from the high of 27 nearly five years ago.

KPREIT is looking to have a target real estate portfolio of 65 per cent value added, 20 per cent core/stabilised, and 15 per cent greenfield. It is currently exploring two additional investment targets in the Cayman Islands, with the development of Gum Tree 5 set to be complete in December. The units are to be acquired for US$3.13 million, with the company depositing US$1.23 million on the property. All of KPREIT’s investment properties are fully tenanted after its East Ashenheim Road property became fully leased in February.

KPREIT had a total asset base of US$50.95 ($7.83 billion) at the end of March and shareholders’ equity of US$33.35 million. The APO resulted in KPREIT gaining 2,511 new investors, surpassing the 982 shareholders it had before. A total of 206,956,366 shares were listed on the Jamaica Stock Exchange on July 8. The company’s share price is down 27 per cent year to date to $6.59 with a market capitalisation of $5.83 billion.

Imagine Music Festival, the Southeast’s most immersive electronic festival, has announced the phase two lineup for its 2023 edition returning to Kingston Downs, GA from September 14-17. One of the summer festival season’s most anticipated experiences, Imagine promises an interactive wonderland replete with electronic music’s most in-demand headliners, art installations, wellness programming, and a vibrant community at one of North America’s most picturesque camping venues.

With its phase two lineup, Imagine takes its already stellar collection of back to back sets to another level, adding a first ever b2b festival set from iconic bass music producers Subtronics and Ganja White Night. In addition to their headlining set, Slander Presents: Before Dawn will see the Gud Vibrations label heads play a second techno-flavored set. Other phase two highlights include a Hybrid Set from energetic jungle-pop and house duo Sofi Tukker, live acts such as multi-instrumentalist Elderbrook and production duo Kasablanca, rising house hitters Nostalgix, Deeper Purpose, and Matt Sassari, the hard-hitting sounds of Marauda and Mersiv, and sentimental electro pop duo Telykast among others.

This comes in addition to a lineup already led by some of the scene’s most celebrated names like HypnoVision label head Rezz, Black Book Records boss Chris Lake, floor-filling tech house sensation John Summit for an Off The Grid takeover, and a Sunset Set from Australian tech house king Dom Dolla. Additional highlights include a special performance from dubstep icon Svdden Death: Into The Inferno, the inimitable live multi-instrumentalist duo Big Gigantic, emotionally-charged producers Dabin and Said The Sky’s collaborative Dab the Sky, star Brazilian producer Vintage Culture, and the transcendent productions of Jade Cicada.

Imagine’s foundation continues to be rooted in curating world class electronic music lineups year after year, with the 2023 edition presenting its most powerful offering to date. Over four days and nights, attendees will be treated to over 100 artists spread across four stages.

With its combination of undisturbed woodlands, sprawling grass fields, nature trails, and riverfront access, last year’s newly debuted venue location of Kingston Downs proved to be the ideal match for Imagine’s creative utopia. The family-owned and operated 5,000+ acre property is situated on the Etowah River, conveniently located a few miles outside of Rome, GA, and just 45 minutes north of metro Atlanta. It’s the perfect setting for festival goers to chart their own adventure, where opportunities to explore are boundless.

Boundless immersive entertainment and thought provoking experiences await Imagine’s dedicated community and new-comers alike. What started in 2014 as a modest music festival in Historic Fourth Ward Park is now one of the nation’s most anticipated EDM gatherings. These days, Imagine calls the Atlanta Motor Speedway near rural Hampton, Georgia its home. Over the years, the festival has more than doubled in attendance and scope, while remaining independent, which founders Glenn and Madeleine Goodhand say “allows for the creative freedom to build that vision of the Aquatic Fairytale each year.”
